Our Client’s Challenge

The staff tasked with maintaining the fleet of cars, trucks, and heavy equipment owned by Pima County, Arizona, faced challenging working conditions.

The administrative and maintenance facilities, some of which were metal buildings as old as 40 years, were spread throughout the complex, making it inefficient for staff to communicate and travel between facilities. The garages lacked space for parts and modern equipment, causing delays in vehicle service and burdening staff to perform heavy physical labor. Sizzling Arizona summers and chilly winters overpowered the outdated heating and cooling systems, making the service bays too hot or cold.

A new $14 million facility eliminates those challenges. The 69,000-square-foot facility consolidates county fleet services into a single, efficient service center. The center optimizes staff communication and vehicle maintenance efficiency with modern offices, well-equipped service bays, and centrally located meeting rooms.

Our Solution

Gannett Fleming, as a subconsultant, provided industrial engineering design and construction administration services. Industrial design support included:

  • A programming assessment.
  • Maintenance equipment and shop layouts for the entire facility.
  • Equipment specifications and cost estimates.
  • Building information modeling (BIM).

We used Autodesk® Revit3D® BIM software to cultivate collaborative relationships between the disciplines. Gannett Fleming also provided construction administration services during construction of the facility.

The building design includes:

  • Administrative offices.
  • Operations crew support spaces.
  • Maintenance areas.
  • Welding shop.
  • Service bays.
  • Parts and equipment warehouse storage.
  • Delivery area.
  • Parking.
  • Vehicle storage yards.

The county’s fleet of 2,000 vehicles and equipment includes passenger vehicles, heavy duty trucks and equipment, buses, and emergency response vehicles. With fully equipped and spacious work areas, staff can service and return the vehicles to working order more quickly, saving the county money.

Additional cost savings come from the building’s sustainable features. Using sunlight for lighting, insulating to reduce heat gain, and installing energy-efficient heating and cooling systems lower the building’s operations costs. Solar panels take advantage of Tucson’s 350 days of sunshine per year, also offsetting energy costs.

Sustainability Features & Results

  • 2,000 solar panels provide about 1 million kWh per year, saving the county $100,000 per year in energy costs.
  • Skylights use Tucson’s almost-constant sunny days to provide natural light and decrease dependency on energy-fueled lighting.
  • Water reclamation system collects water for vehicle washer.
  • Drought-resistant landscaping eliminates need for watering.
  • Redevelopment of brownfield site utilizes existing infrastructure and takes development pressures off undeveloped land.
  • Earned LEED Gold certification.
